What should a real estate agent never automate?
Anything that states a price, characterises a neighbourhood, or advises on an offer. The licence does not transfer.
Anything that puts a number on a property, describes who lives somewhere, or advises on an offer. Valuation and advice are what the licence covers, and descriptions of an area are where fair housing exposure sits.
The boundary here is drawn by regulation rather than by capability, and it is drawn in two places. Advising on a transaction and stating a value are activities the licence exists to govern, and they remain the licensee's acts however the words were produced. Descriptions of a property or an area carry fair housing exposure, and generated text is particularly prone to the specific failure involved: describing an area by the people in it rather than by its physical characteristics.
The second of those deserves the most attention because it is the least obvious. A system asked to write appealing listing copy will produce descriptions of who a home would suit, what kind of area it is, and what the neighbourhood is like, because that is what appealing property copy sounds like in its training material. Those phrases are exactly the category the rules constrain, and their presence is not mitigated by the agent not having chosen the words. The practical control is a prohibited-content check on every generated description before it is published, not a general instruction about compliance.
Valuation is the second and is simpler. A number attached to a property is a statement about what it is worth, and where that comes with the appearance of analysis it will be relied on. Whatever an automated estimate is called, an agent circulating one has made a representation, and the distinction between a market analysis a licensee prepared and a figure a tool produced is one the agent has to maintain rather than one the tool announces.
Advice on an offer sits with the licence for the same reason. What to offer, whether to accept, how to respond to a counter: these are the professional judgements that define the role, they depend on the client's circumstances and the negotiation to date, and they carry a duty to the client that cannot be delegated to a system that has neither.
What is genuinely useful is large and sits before all of this. Responding to an enquiry within minutes with the factual details of a listing. Extracting requirements from what a buyer wrote so they can be matched. Drafting the first version of a description that a person then checks. Keeping the follow-up sequence running on people who are not ready yet, which is where most transactions are lost through inattention rather than through anything else.
The pattern that follows is the same one that applies everywhere and is unusually clear-cut in this industry: automate the responsiveness, keep the representations. The value in the automated half is real, immediate and concentrated in speed, and the retained half is what the licence is for.
An automated description of a neighbourhood is still your statement about who lives there, and the machine does not hold the licence.

It can produce a draft that a person checks, and the check has to be specific rather than general: read for statements about the kind of people in the area, the suitability for particular groups, and anything characterising the neighbourhood by its residents. Those are the phrases to remove, and they arrive naturally because they are what property copy conventionally contains.
What about answering questions about schools or crime?
These are the classic examples where a factual-sounding answer carries the exposure, and the established practice of directing the enquirer to the authoritative public source applies unchanged to an automated reply.
